Dallas’ Midtown district along LBJ Freeway is getting another project.
While work to demolish and redevelop the centerpiece Valley View mall in the area has slowed, other developers are pushing ahead with projects along the north side of LBJ.
Dallas apartment builder Mill Creek Residential Trust has filed building permits with the City of Dallas to construct a 344-unit apartment community at 5327 LBJ Freeway just east of the Galleria.
The planned rental community would be the second major development Mill Creek has done on the former Showcase Chevrolet site at Noel Road and LBJ.
Starting in 2015 Mill Creek began work on a 321-unit, 5-story apartment project on the property across from the Galleria Towers office buildings. The Modera Apartments are now mostly leased.
Officials with Mill Creek said it’s too early to talk about their plans for the next phase of development in Midtown.
The area is already seeing a surge of apartment building.
And Dallas-based Atlantic Hotels soon will open its new AC Hotel and Residences Inn with 256 rooms next door to Mill Creek’s project.
Investor and developer PegasusAblon has purchased a construction site on Noel Road just north of the Galleria with plans for a mixed-use project.
And Irving-based apartment builder JPI is working on several new projects west of the tollway in Farmers Branch.
More than 400 acres between the Galleria and Preston Road along LBJ Freeway have been identified for redevelopment.
The project estimated to be valued at as much as $4 billion includes demolition and redevelopment of the mostly empty Valley View mall.
But squabbles over zoning and public sector incentives have slowed work on the mall site.
